Coil Cleaning in Houston, TX

Three things do most of it here. Live oak catkins in spring, shed in mats. Attic blown fiber pulled through open plenum seams. Drywall dust from any remodel upstream. Catkin litter grabs the leading fins and stays.
Where the air handler sits decides everything. Heights bungalows usually hide it in a hall closet. You can reach the coil standing up. Postwar ranch homes in Oak Forest and Garden Oaks use horizontal attic units. Those sit over sheetrock. The ceiling shows the leak before anyone smells it. Look for a brown ring near the hall light.
Check the coil yourself with a flashlight. Shine from behind the fin pack. Light through the back rows means surface dirt only. No light means matting between rows. Cleaner sprayed on the face will not reach that.
Microchannel aluminum coils fail unlike copper ones. Formicary corrosion eats tube wall from inside. It comes from solvents and off-gassing cabinetry, not dust. Cleaning does nothing for pinholes.
Clear the drain before touching the coil. Slurry washed into a blocked line sets hard. Then check the secondary pan seam for rust. Press it. Soft metal means the coil comes out, and that work happens off-site.
